Landreeve was retained by a national property consultancy to negotiate compensation for the loss in value caused by the physical factors arising from the use of a roundabout, which had been built in proximity to one of their clients properties (in place of what was previously a relatively quiet free flowing road).
We assessed the compensation having regard to the effect that another scheme in the area had on property values, using indexation to support our calculations. We cross checked this with the amount awarded by the court in another case involving public works at a similar distance, to back up our claim.
The compensating authority appointed a firm of agents to act on their behalf, whose initial assessment came in at less than £10,000. Following a detailed negotiation, we were able to secure a settlement in excess of £60,000, which included a significant contribution to our costs, leaving the owner with over £50,000.
