Landreeve was instructed to act for the owner of two rooftop telecoms sites. After undertaking an initial free review of the leases, we identified that there were a number of outstanding rent reviews in the lease for the first site and one outstanding rent review in the lease for the second site.
The rent reviews in the lease for the first site were “upwards only”, meaning that we were successfully able to negotiate and claim back over £26,000 for the landlord, without risk of the rent going down. This also had the effect of increasing the yearly passing rent by £4,000 per annum going forwards.
The rent reviews in the lease for the second site were not “upwards only”, meaning the rent could go up or down dependent on the market. Based on our knowledge of telecoms rents, we were able to advise the landowner not to implement this review, thereby removing the risk of the rent being reduced.
